URBANIZATION IMPACT ON HOUSING QUALITY IN BENIN CITY

ABSTRACT

Urbanization is a growing phenomenon in the 21st century and there is the need to consciously consider this impact on housing. The study employed a survey of a sample of three hundred and eighty three (383) of residents of Benin City. The questionnaire covered the issued that linked urbanization with housing quality. The responses were assessed with five (5) point likert type scale. The results showed that the impact of urbanization on housing quality was low and mostly of negative impacts. The occupancy ratio was quite high in terms of room density. The houses were generally below standards in terms of internal and external conditions. The variability of urbanization impact on housing in the core, intermediate, and suburban zones was not significant. The study recommended the need for Edo State Government to partner with landlords to provide the needed infrastructure of electricity and water to enhance housing quality. Urban planning should be proactive to provide the needed land use plans and controls to accommodate future population growth that might be caused by urbanization.
