ABSTRACT

This research investigates the relationship between exchange rate fluctuations and property development in Benin City, Nigeria, focusing on the commercial real estate sector and its implications for estate management. The exchange rate is a pivotal macroeconomic indicator that significantly influences investment decisions, economic performance, and market dynamics and trend, thus exerting a profound impact on estate management practices in Benin city. Using the mixed-methods approach, this study combines quantitative analysis, qualitative interviews, and case study research to explore the effects of exchange rate movements on property development and estate management strategies. Data is collected from diverse sources, including historical exchange rate data, property development statistics, market reports, and interviews with key stakeholders in the real estate and estate management sectors. The case study methodology centers on commercial property development projects in Benin City, providing valuable insights into the specific challenges and opportunities encountered by estate managers, developers, investors, and policymakers. The study underscores the intricate relationship between exchange rate dynamics, property market trends, and estate management practices, highlighting the need for a comprehensive understanding and proactive response to currency fluctuations. With my Recent findings indicating that exchange rate volatility significantly influences investment decisions, project feasibility, financing costs, rental values, and property management strategies in Benin City’s commercial real estate sector. Estate managers must adeptly navigate currency risk, market uncertainties, and regulatory changes to optimize asset performance and deliver value to stakeholders. The study contributes to advancing knowledge in estate management by integrating macroeconomic factors such as exchange rate fluctuations into estate management practices and decision-making processes, thereby enhancing the resilience and competitiveness of the sector.
