ABSTRACT

The study examined the application of discounted cash flow techniques in feasibility and viability appraisal by estate surveyors and Valuers in Benin City. The instrument for data collection was a well-structured questionnaire, it was administered to 56 estate surveyors and Valuers in Benin City. The means of primary data collection and web-based survey (internet) to seeks the opinion of the estate surveyors and Valuers. This study, thus, relied on a complete enumeration and review of literature and a questionnaire survey of 56 was administered to real estate Valuers in Benin City, this was analysed using simple percentage and descriptive data analysis (bar chart). Based on the findings of this study, the data from this study suggests that there are only few estate surveyors and Valuers in Benin city that specialises on feasibility and viability appraisal, because they don't have good knowledge in feasibility and viability appraisal, estate surveyors and valuer should be train from time to time because of new techniques in cash flow appraisals and also feasibility should and viability courses should be made compulsory in schools and professional examination and better resource person's should be involved in the imparting of the knowledge to people. They are few females estate surveyors and Valuers who own estate firm in Benin City, the registration body (Estate Surveyors and valuer registration board of Nigeria) should encourage female graduates of estate management to write professional practice examinations in order to acquire stamp and seal, this can be done through trainings and organising awareness programmes on the important of the profession. The challenges or problems in the application of discounted cash flow techniques in feasibility and viability appraisal can be limited in the following ways: Estate Surveyors and Valuers in Benin City should undergo training and research because of technological improvement on procedures in applying discount cash flow in feasibility and viability appraisals and in higher institutions feasibility and viability, and discounted cash flow should taught by well trained professional. In carrying out feasibility and viability appraisals estate surveyors and Valuers should also seek assistant from other professionals such as accountants, urban and regional planner, and economists and socialist. Etc.
