ABSTRACT
One of the main issues in estate management/property management that has been noted is the recovery of rent arrears. Where tenants occupying residential properties refuse to pay their rent as at when due leaving the property owner or property manager without their return on investment and management fee. This problem has led to the scepticism of property investors and property managers. The aim of this study is to examine rent recovery, the problems faced during the process of rent recovery. The study’s primary goals are to identify the causes of default in rent payment, analyse the prevailing method of rent recovery, the cost implication on landlord’s income as it regards rent recovery process and suggest the best method of rent recovery process which will provide appropriate solutions for prompt payment. I believe this research can serve as a big step in restoring the value and importance of property investment and property management especially for residential purpose in Benin City and even in other cities and states.
