SUMMARY
The major objective of this study was to investigate the current state of building in the university of Benin and to find out the factors affecting maintenance culture of public building in university of Benin, Edo State. For this to be accomplished, factors affecting maintenance culture were highlighted to include; Wrong design decision, Incorrect assessment of loads, Inadequate Knowledge of sizes of structural members, Complex specification, Having a negative attitude of waiting until emergency measures becomes necessary, Users misuse of building facilities, Failure to establish acceptable maintenance standards, Lack of maintenance culture by maintenance staff, Overcrowding of building facilities, Lack of knowledge about factors causing deterioration, Use of Substandard materials, Wrong selection of materials and specification, Inadequate inspection of materials, Provision of inadequate storage facilities for materials, , Failure to replace the defective work, Poor workmanship, Over emphasis on need for quantity rather than quality output, Lack of supervision during construction period, Failure to understand and follow exactly the specifications/drawings, Wrong type of foundation on particular soils, Age of building, Extreme weather condition on materials and components, Inadequate routine maintenance, Failure to follow maintenance instructions, Inadequate testing of facilities before commissioning, Unsatisfactory design details, Inadequate funds and high maintenance cost, Top management not interested in maintenance, Lack of planned maintenance programme, Lack of awareness on maintenance and Lack of maintenance manual.
