ABSTRACT

This research analyses locational distribution of land values in the rural-urban fringes of Edo State. The study examines the factors influencing the distribution of land values in rural-urban fringes in the Edo State with a view to create public awareness and suggest ways of enhancing values through provision of roads to rural communities. This research adopts the research survey design using questionnaire for cdata collections.

The primary source of data for this study was through questionnaire administered to respondents which consists of the youth leaders, bush inspectors and the heads of the communities. Secondary sources of data that were used to address both the review of literature and discussion of results include textbooks within the domain of land economics journal articles downloaded from online database and search engines, and conference articles relating to the subject area.

From the research the value of land nearer to the major access roads are higher, the least value of land is 600,000 naira for all communities and the highest is 1.5 million. The low land values is traced to low population in this area. The predominant land use is residential from the distance of 100 to 1000 metres from the main access road. Accessibility and security are the primary influenbcing factors of land value.

Based on this findings, recommendations were made.
