ABSTRACT

This study explores the critical role of land-buying companies within the urban land market of Benin City, Nigeria. It investigates the many different elements that lead to flaws in this market, including things like non-standardized pricing, transactional secrecy, a limited supply of land, and complex legal and financial structures. The study identifies current problems and emphasizes the necessity for modern interventions to preserve the efficiency of the urban land market through an examination of historical trends in that market. The main goal is to determine how land-buying companies influence land deals, with an emphasis on how they adhere to legal requirements, ensure fairness, and eventually improve access to urban land market for the common man.

The study takes a comprehensive approach, including techniques like participant observation, interviews, and Focus Group Discussions (FGD) to collect data. The study's main aim is to research issues covering topics involving land accessibility, tenure security, community development, price stabilization, and adherence to subdivision regulations. This research aims to offer insights that can guide policy and regulatory actions, thereby ensuring a sustainable and equitable urban land market in Benin City, Edo State, by closely examining the tactics used by land-buying companies and their impact on the larger urban landscape. The study's conclusions are important not only for the local context but also for global urban development plans, highlighting the critical importance of openness, regulatory structures, and cooperative stakeholder participation in creating sustainable and inclusive cities.
