ABSTRACT
In developing countries like Nigeria, the performance of real estate remains unsatisfactory as many residential; commercial and Office spaces are unoccupied due to the fact that Real-estate agents cannot be consulted with ease and at one convenience. From my experience when trying to acquire an apartment this day we work with what I call "them say", here say and this is not enough as we are often misled or misguided. We meet up with an Agent if we are lucky, we meet the right one if not we fall into the hands of Scammers who will rid us of our time, money, energy, and what have you. This is as a result of the inadequacy of the Nigerian Real Estate system especially in agency handling whereby clients (Landlords and prospective Tenants) are registered manually and even all records of dealings are kept in a book that is carried about and is highly prone to destruction.
