ABSTRACT
The research is on Informal Land Subdivision and the physical growth of Eyaen Community, Benin City. The study was based on survey of 118 respondents. The data that emanated from the survey were descriptively analyzed. The Findings that were derived revealed that most of the Land Sub-division were carried out by individuals informally. There were evidences of over built space and no reservation of Land for future expansion of Eyaen Community, Benin City. There was also minimal control of Land use by the Ministry of Housing and Urban Development. It was recommended that future Land sub-division should be carried out by trained and registered town planners. Government should intensify its Development Control Department of the Ministry of Housing and Urban Development to adequately monitor the Land use and physical developments in Eyaen.
