ABSTRACT

The study investigated the impact of the client on the residential property valuation in Benin City, Edo State, Nigeria. Professional Estate Surveyors and Valuers working in the study region were given questionnaires to complete in order to collect pertinent data for the study. Fifty (50) completed questionnaires were located, and the information was presented in frequency and percent tables while the descriptive approach was used to examine the objectives' validity. The purpose of the study was to identify customer influences on residential property value opinions. Its aims were to look at the different client influences and how they affected valuation opinions in Benin City.

The study found that clients have a significant amount of influence over valuers when residential properties are valued in Benin City. This has some consequences, including the inability to realize these values during actual real estate transactions and variations in valuation opinions by different valuers on the same property. These can be prevented, however, by rigorously enforcing and overseeing valuers' adherence to the consistent valuation standard of the Estate Surveying and Valuation professional body.
