ABSTRACT

Building maintenance is a very crucial aspect of construction. It has always been a major problem in Nigeria because so many people do not practice proper building maintenance, which leads to early deterioration of a building resulting to loss of property, reduction in economic value of the building and also leads to an overall inefficiency or failure of the building.

The issue of maintenance cannot also be discussed without putting into consideration the safety and health of the users of the building. The aim of this research is to investigate/evaluate the current state of an institutional building using the faculty of engineering in the University of Benin as a case study.

Hence, the objectives of this study are to identify the major maintenance needs of lecture theaters in the faculty of engineering university of Benin, to access the current maintenance practices of lecture theaters in the faculty of engineering University of Benin, to develop a framework for building maintenance and to make intelligent suggestions, contributions and recommendations towards the adoption of effective maintenance framework, that would address building maintenance problems in University of Benin.
