ABSTRACT
This study examined the green concept, the benefit and awareness in residential development in Benin City as the study area and the objectives were to ascertain the level of awareness amongst property investors, assess the level of adherence to the green concept and to identify the factors which have the potential to influence it's adoption with a view to expounding the benefits of the green concept for it's incorporation in residential property development.
The data for this study was sourced through primary and secondary sources. Questionnaires were administered on members of the Nigerian institution of Estate surveyors and valuers as real estate investors and developers in the study area using systematic random sampling. One hundred and ten (110) questionnaires were administered, out of which one hundred were retrieved. Employing both descriptive and statistical techniques in data analysis, the retrieved questionnaires were analysed using tables, percentages and relative important index. Property investors are quite aware about the concept of green concept though the adherence and compliance of this concept is low, buildings with green concept tends to be expensive at initial stage, at maintenance and benefits, green concept and incorporation offers values that positively affect health efficiency and productivity of occupants.
Findings revealed that factors which influence the adoption of green concept in residential properties includes inadequate green material supply chain, misconceptions about the cost and efficiency of green concept building and sustainable development; with a weighted mean of 3.23, it was concluded that higher initial cost of green building and lack of good examples of green building and green concept as the respondents concluded the concept as being expensive. Conclusively, the findings on the concept of green reveals that it is water efficient, provides for sustainable sites, the benefits to the incorporation of green concept in residential property development is relevant and beneficial to the occupants, therefore green concept in buildings is relevant to the 21st century on sustainability and global practices.
