ABSTRACT
This study investigates the involvement of Quantity Surveyors in Facilities management contracts in Edo State, Nigeria. Facilities management plays a crucial role in ensuring the efficient and effective operation of buildings and infrastructure. Four objectives of the study were formulated: Identify the roles of quantity surveyors in Facilities management contracts, Examine the level of involvement of quantity surveyors in the Facilities management contracts, Assess quantity surveyors’ competencies in Facilities management, Investigate challenges affecting quantity surveyors’ involvement in Facilities management. The population included only those who are recognized by the Nigerian Institute of Quantity Surveyors (NIQS). Due to the number of the sample frame, which is 108, the researcher has chosen to use same as the sample size because the number is not so large. The data collected was then analyzed based on the research objectives. Mean Item Score was used to analyze all the objectives. The study reveals that Quantity Surveyors possess a wide range of competencies essential for effective Facilities management; including skills related to maintenance planning, cost assessment, budgeting, compliance with building codes, and material analysis. These competencies underscore the pivotal role Quantity Surveyors play in achieving efficient and effective Facilities management practices. The findings further emphasize that quantity surveyors in Facilities management prioritize maintenance planning, cost assessment, compliance with codes, and material analysis. Procurement is seen as less important. Challenges include misconceptions about their role and lack of integration in teams, requiring defined roles and guidelines for improvement. In conclusion, the research findings shed light on the critical competencies of Quantity Surveyors in the context of Facilities management; the research reveals the substantial involvement of Quantity Surveyors in Facilities management projects within Edo State. Finally, the research identifies crucial factors affecting Quantity Surveyors' involvement in Facilities management. A prevalent misconception that Facilities management falls solely under the purview of Facilities managers emerges as the most significant barrier.
