ABSTRACT
This research analyses the impact of open spaces and parks on commercial rental property values. The study examines the factors influencing the rental values in the Benin Golf Course environs with a view to create public awareness and suggest ways of enhancing values through provision of right facilities to the open spaces and parks. This research adopts the research survey design using questionnaire, Schedule and interview as a means of primary data collection to seek the opinion of the Estate Surveyors and Valuers on the identified attributes influencing rental value in the Benin Golf Course environment. This study relied on the systematic Identification and review of literature and a questionnaire survey of 56 was administered to registered Estate Surveyors and Valuers in Benin City. All 70 Commercial properties were accessed. This by drawing out the relevant themes that have Implications on rental values from the responses on the interview of the Benin Golf Course officials. This finding revealed that people are willing to pay more for properties with more attractive environments and better facilities. The findings show that the price of commercial properties is significantly affected by the features of the surrounding landscape and related facilities. The findings, also revealed that across all the examined distances shops were the more predominant land use. Rental values of commercial properties closer to the Benin Golf Course are higher and the rental values are decreasing with increasing distance from the Golf Course. Reputation of the environment consequent to the golf, Popularity of the Golf Course and consequent easy access and location, Infrastructures serving the Golf Course and the volume of patronage of the Golf Course, are the features rated higher, as indicated in the mean values and are the features of the Golf Course that influence rental values more. While the least rated feature is government control within the Golf Course environs.
