ABSTRACT
This study looks at the assessment of low income housing delivery in benin city, This research seeks to assess the problems facing low income housing delivery in Benin city with the aim of suggesting possible solutions to the identified problems. The objectives of this study is to identify the low income houses, assess government efforts towards low income houses provision, To ascertain the quality of low income houses and lastly to examine the factors militating against low Income houses in benin city. Types of data used in this study is both secondary and primary data, the method of data collection from the field was the use of questionnaire, the study area of this study is Egor Local Government Area which have a total respondent population of 445,800, 400 questionnaires was administered and 400 was collected back. the means by which data collected was analyzed was the use of mean, percentage and cumulative frequency, some of the findings of the study was majority of field survey from the respondent shows that they are dissatisfied with the security system which stands at 50%, from the field survey its shows that there are very few low income houses in the study area, the field survey shows that the government is not making enough effort towards low income housing delivery, from the field survey its shows that finance is a major factor militating against low income houses lastly majority of the respondents population earn below fifty thousand Naira pre month. The key issues that is facing low income housing delivery in benin city are financial constraints, unemployment and high level of poverty, high cost of building materials, non- performing institutions and non- implementation of government housing policies, some of the recommendations made by this study are The government should encourage the used of locally vii made and manufactured building materials that are up to standard for the construction of quality buildings for low income earners in other to reduce building cost as it is done in other developed countries, by encouraging these firm through tax relief and incentive, There should be a strong collaboration between the government and the private sector for the provision of low income housing which is called Public Private Partnership(PPP) with a good and reasonable profit margins with the private.
