ABSTRACT
The study examined a comparative study of rental variation on residential properties in Benin City. Four (4) objectives were raised for the study which are: to identify the types of residential properties in the study areas; to ascertain the rental values of the various types of properties identified and factors influencing rental values; to determine the various factors responsible for the variation in rental values; and to determine the rate of demand for the various types of residential properties.. The study adopted survey research design. The instrument for data collection was questionnaire; it was built around the research question and validated by the researcher’s supervisor. Data collected were analysed using descriptive statistics (Mean and Standard deviation).
