ABSTRACT

Estate Surveyors and Valuers are core professionals in the real estate development process. The study further stated that Some other professionals could be involved depending on the type and complexity of the real estate project. The roles of these professionals shall be discussed in line with the identified stages of real estate’s pertinent at this juncture to state that in practical terms, there is no distinct line of demarcation between the various phases as the process is continuous flow. It was found that property developers, consulted accountants, bankers, architects, builders, civil engineers, estate surveyors, quantity surveyors, others (town planners) in the course of development (before and after investing). The aim of this study is to examine the comparative analysis trend in rental value between residential and commercial properties with the view of providing relevant information to investment decisions in Benin city, and the methods being used, is the trend analysis through the distribution of a well-planned questionnaire for analyzing of data. There has being a gap and differences in rental value between residential and commercial properties through the years and also being influenced by various factors; such as location, design, structure, and presence of social activities. it is recommended to have proper knowledge about the trend in rental value between residential and commercial properties as an investor before partaking in it and also carrying out market survey.
